Hardware Policy
The Association has been charged with the responsibility of maintaining the aesthetic and
architectural character of the community. We want Jamestowne Village Condominiums to have a harmonious external appearance. Therefore, the following are the approved hardware pieces for the front exterior of the units. Any owner wishing to install a hardware piece or style not listed here must contact the board for approval prior to purchase.
Exterior Light Fixture - 2 Bedroom Units
Light Fixtures for 2 Bedroom Units must be one of the following models and must be attached to the brick where the wiring exits the wall (next to the door, above the mailbox). Owners are required to purchase one of the approved models. No other models are acceptable. The community should have a harmonious appearance. Exterior Light Fixtures are the homeowner's responsibility.

Exterior Light Fixture - 3 Bedroom Units
Light Fixtures for 3 Bedroom Units must be one of the following models and must be attached to the pole located at the corner of the sidewalk extending from the front door. Poles must be metal and black or oil-rubbed bronze in color. Owners are required to purchase one of the approved models. No other models are acceptable. The community should have a harmonious appearance. Exterior Light Fixtures are the homeowner's responsibility.

Mailbox
The Mailbox must be of the following style and black or oil-rubbed bronze in color. It is acceptable to spray paint your existing (gold) mailbox as long as it is in good condition (not broken, still functions). See below for more information on spray paint color. Mailboxes must be attached to the brick/stone beside the front door and must have newspaper hooks. Mailboxes are a homeowner's responsibility.

Doorbells
Doorbells are a homeowner's responsibility.
| Traditional Doorbells Traditional Doorbells must be black or oil-rubbed bronze in color and should be of a similar style to the recommendations below. It is acceptable to spray paint your existing doorbell if it is in good condition. See below for more information on spray paint color. Smart Doorbells Smart doorbells (such as a Ring Doorbell or Google Nest Doorbell) may be installed with Board approval; however, they must be affixed to the door frame next to the handle. They may not be affixed to the door or the brick. Smart Doorbells should be black or oil-rubbed bronze in color if possible. Skinny models fit better on the door frames. Most manufacturers offer "wedge kits" if the doorbell needs to be at a slight angle (due to the exterior brick on one side of the frame).   |
Door Handles and Lock Sets

All new Door Handles and Locksets (Deadbolt, Knob, and Handle) must be black or oil-rubbed bronze in color and in a similar style to the pictured. It is acceptable to spray paint your existing handle and lock set if they are in good condition. See below for more information on spray paint color. Units are required to have a deadbolt lock and handle with an attached knob or push latch. Door Handles and Lock Sets are a homeowner's responsibility. Keypad locks and smart locks are allowed as long as they are black or oil-rubbed bronze in color. Homeowners are not required to replace their handle or lock set at this time, however, when you do, it must be black or oil-rubbed bronze in color. |

Door Paint
Door painting and touchup are the responsibility of the homeowner. As a courtesy, the Board is making touch-up paint available to owners for their front doors and frames. Please contact our Property Manager if you are in need of touch-up paint.
Door Numbers
Door numbers must be of the following style and black or oil-rubbed bronze in color. Doors must have the unit number affixed to them in the blank space between the top 2 rows of panels (approximately eye height). Door Numbers are a homeowner's responsibility.
Door Kick Plate
Doors must have a kick plate that is black or oil-rubbed bronze in color. Kick plates for our doors are 8x34".
Door thresholds, frames, and kick plates are the homeowner’s responsibility.

Hardware Spray Paint Color
For Owners who wish to spray paint their existing mailbox, doorbell or handle & lockset, the following is the approved spray paint color. This is the exact color that the Board used in 2017 when the existing door numbers and kickplates were painted. Any owner wishing to spray paint their hardware must purchase their own spray paint.
